Community Guidelines
Broker Free works because people deal directly and honestly. These Community Guidelines explain what we expect from everyone who uses the Service. They supplement, and do not replace, our Terms & Conditions and Privacy Policy; if there is any conflict, the Terms control. By using Broker Free you agree to follow these guidelines.
1. List honestly
- List only property you own or are clearly authorised to list.
- Use accurate details, real and current photos of the actual property, and a truthful price.
- Do not post duplicate, expired, fake, misleading, or bait listings, or manipulate prices.
- Keep listings lawful: no discriminatory terms and no property you may not lawfully offer.
2. Deal directly, stay on the platform
- Broker Free is for owners dealing directly with interested people. Do not use it as, or on behalf of, a broker, agent, or agency.
- Keep conversations, bookings, and arrangements inside the app. It is how we keep records and keep everyone safer.
- Do not share or solicit phone numbers, emails, social handles, or external links to take a deal off-platform before a connection is properly established. Messages are automatically scanned for this (see section 9 of the Terms).
3. Be respectful
- Communicate politely and in good faith. No harassment, threats, defamation, hate speech, stalking, or discrimination.
- No sexual, violent, unlawful, or otherwise inappropriate content.
- Write honest reviews based on real interactions. Do not post fake, retaliatory, or abusive reviews.
4. Respect viewings and other people's time
- Only book viewings you intend to attend, and show up on time.
- If plans change, cancel in good time. Repeated no-shows and late cancellations are recorded and may limit your account.
- Treat properties and the people you meet with respect.
5. Respect privacy and content
- Do not screenshot, screen-record, scrape, copy, or redistribute other members' photos, listings, messages, or personal data beyond your own legitimate use. Capture of others' content may be detected and logged.
- Do not collect or misuse other people's personal information.
6. Meet safely
Meeting strangers and entering properties carries real risk. You are responsible for your own safety. We strongly recommend that you:
- Verify the other person's identity and the property independently before relying on a listing.
- Meet during daylight where possible, and bring someone with you.
- Tell a friend or family member where you are going and when.
- Never send money, deposits, or documents before you have satisfied yourself, through your own checks, that the property and the other party are genuine. Be especially wary of anyone who pressures you to pay quickly or move off the platform.
7. Reporting
If something feels wrong, report it. You can report a listing or a member from inside the app, or email us at support@broker-free.app. When you report, we may capture a minimised snapshot of the relevant content so our moderators can review it. If you are ever in danger or witness a crime, contact your local emergency services first.
8. How we enforce
We moderate the marketplace, automatically and manually, but we are under no obligation to monitor and cannot guarantee we will catch every breach. Depending on the severity and history of a breach, we may, with or without notice:
- remove, hide, or edit content or listings;
- issue a warning;
- limit features or temporarily suspend an account;
- permanently ban an account; and
- report unlawful activity to the authorities.
Repeated attempts to share contact details or to capture other members' content are tracked and may lead to automatic suspension and, on continued abuse, a permanent ban. You may appeal a decision via in-app support.
9. Important
These guidelines describe expected behaviour; they do not create any obligation for Broker Free to monitor, mediate, or guarantee anything, and they do not make Broker Free responsible for the conduct of any user, the condition or safety of any property, or anything that happens between members. Your use of the Service is governed by, and subject to the disclaimers and limitations in, our Terms & Conditions.
